Polygon’s 153-townhouse project approved for northeast Maple Ridge

A major townhouse development in northeast Maple Ridge has received the green light after council unanimously approved the rezoning, development permit and variance permit for a 153-unit project.

Council voted July 28 to approve the project slated for 11089 240 St., which will see the 3.44-hectare property rezoned from rural residential to a combination of low-density townhouse residential and urban residential. The approvals also pave the way for the future subdivision of three single-family lots fronting Harris Drive.

Polygon Development’s project will consist of entirely market strata townhouses spread across 33 three-storey buildings, built over four phases. The homes will primarily be three-bedroom units.

The project has netted the city more than $1.15 million in community amenity contributions and about $1.16 million in density bonus contributions, as required under the city policy.

Vehicle access will be provided through an extension of 110 Avenue, connecting the existing eastern and western segments of the road. A new public walkway along the northern edge of the site will link Harris Drive and 240 Street.

The proposal replaces an earlier rezoning bylaw approved through third reading in 2024. Staff recommended abandoning that bylaw because council removed the single-detached infill zone from Maple Ridge’s zoning bylaw earlier this month, requiring part of the property to instead be rezoned to the newer urban infill residential zoning type.

As part of the approvals, council also granted six variances, including reduced setbacks, increase to the maximum building height, a reduction in required indoor amenity space, and a reduced minimum lot width for the three future lots. Staff supported each variance, saying they were appropriate given the site’s topography, the project’s design and the fact the application predated several recent bylaw changes.

Instead of constructing an indoor amenity building within the project, Polygon will build it as part of a future townhouse project immediately south of the site at 23965 Kanaka Creek Rd. To ensure it’s completed, the city has secured agreements and a $2.81-million security deposit requiring the building to be finished by Dec. 31, 2033, unless the deadline is extended

The development will also include 337 vehicle parking spaces, including visitor parking and accessible stalls, along with bicycle parking.

The project includes extensive landscaping, with plans to plant 238 trees throughout the development and another 49 trees within the public walkway and road dedication areas.

Before the project reached council, the developer hosted a public information meeting in March 2025 attended by 38 people. According to the staff report, residents raised concerns about school and daycare capacity, traffic, parking, vehicle access and neighbourhood amenities.
